Job Description

LHH is seeking a proactive and service-oriented professional to oversee the daily operations and long-term planning of a portfolio of commercial properties in Charlotte, NC. This role is ideal for someone who thrives in a fast-paced environment, enjoys building strong tenant relationships, and has a keen eye for property maintenance and financial performance. This position is fully in office Monday - Friday in Charlotte, NC.

Responsibilities:

  • Serve as the primary liaison for tenants, ensuring clear communication, timely responses to inquiries, and a smooth onboarding experience for new occupants.
  • Coordinate and oversee maintenance and repair activities to ensure properties remain in optimal condition.
  • Manage vendor relationships, including negotiating contracts, supervising service delivery, and ensuring compliance with quality standards.
  • Prioritize and assign maintenance tasks, assess repair needs, and oversee building systems such as HVAC and other infrastructure.
  • Conduct regular inspections of buildings, common areas, and tenant spaces, documenting findings and recommending improvements.
  • Develop and manage annual operating budgets, monitor monthly financial performance, and prepare detailed reports for stakeholders.
  • Analyze financial statements and provide insights into budget variances.
  • Act as the central point of contact for all property-related matters, addressing client concerns and ensuring satisfaction.
  • Oversee rent collection and account receivables, ensuring timely deposits and adherence to company policies for delinquencies and collections.

Qualifications:

  • 5+ years' experience managing commercial real estate assets.
  • Bachelor’s degree required
  • Strong interpersonal and communication skills, with the ability to foster positive relationships with tenants, vendors, and clients.
  • Proficiency in Microsoft Office and property management software.
  • Demonstrated commitment to delivering exceptional customer service.
  • Highly organized with strong attention to detail and the ability to manage multiple priorities independently.
  • Effective problem-solving skills and the ability to make sound decisions under pressure.
